For Loan Officers

Your Loan Officer Gets Their Own Portal. No Account Required.

When your borrower uses DrawBridge, you receive a secure private link to review their draw package, track documentation, and approve disbursements — without logging in to anything new.

How It Works

How the Bank Portal Works

From the moment your borrower invites you to the moment you approve the disbursement, here is what the process looks like from your side.

01

Your borrower sets up their project

The owner-builder enters their loan details, construction phases, and budget. They invite you to their project by generating a secure private portal link. That link is specific to their project and specific to you.

02

You open the link

You click the link and access their draw package directly in your browser. No account creation. No software to install. No login credentials to manage. You are in their portal in seconds.

03

You review and mark items

You see every document submitted for the current draw phase. You can mark individual items approved or pending, add notes explaining what is missing or needs correction, and add your own custom documentation requirements directly in the portal. Those requirements appear immediately in the borrower's dashboard.

04

You approve the disbursement

When the package is complete and every item is approved, you confirm the disbursement. The borrower is notified immediately. The full audit trail of every document uploaded, every approval, and every note is preserved for your records.

Portal Contents

What You See in the Portal

Every item your review process requires, organized in one place. No emails. No attachments. No follow-up calls asking for missing documents.

Draw Package

All required documents for the current draw phase, organized and labeled. Lien waivers, invoices, inspection reports, sworn statement, and progress photos in one place.

Lien Waiver Status

A complete list of every subcontractor and supplier with a financial interest in the project, showing which have signed and which have not.

Inspection Log

Municipal inspection results logged by phase, with pass or fail status and inspector notes. Gated draw submissions ensure inspections are on record before submission.

Sworn Statement

A notarized-ready sworn statement listing every party owed money on the project, with amounts owed and amounts paid to date.

Completeness Score

A live score showing whether the draw package is ready for review. You see exactly how complete the submission is before you begin your review.

Audit Trail

A timestamped log of every document uploaded, every portal access, every approval, and every note. Full documentation for your own records.

CSV Export

Export the full project record as a CSV file for your own documentation, compliance, or reporting requirements.

For Loan Officers

Why Loan Officers Prefer DrawBridge Borrowers

Packages arrive complete. The most time-consuming part of reviewing an owner-builder draw is not the review itself. It is the back-and-forth that happens when a package is missing a lien waiver, an inspection report, or a sworn statement. DrawBridge shows the borrower their completeness score before they submit. If anything is missing, they know before you do. By the time a package reaches your portal, it is ready to review.

Everything is in one place. Owner-builders who manage draws without software typically submit documentation piecemeal: an email with some invoices, a follow-up with the photos, a third message with the lien waivers. DrawBridge consolidates every required document into a single organized package. You open one link and see everything you need for that phase, labeled and categorized, without having to search through an email thread.

The audit trail is already built. Every document uploaded, every approval, every note, and every portal access is logged with a timestamp. That record exists for your own documentation and compliance requirements without any additional work on your part. If a question arises about a prior draw, the full history is there.

Security

DrawBridge uses SSL encryption. All documents are encrypted in transit and at rest. The bank portal link is private and specific to your borrower's project. Only you and your borrower can access it. Portal links can be revoked by the borrower at any time from their dashboard.

For the Owner-Builder Reading This

Send this page to your loan officer before your first draw. It answers the questions they will have about how the portal works, what they can see, and what they need to do. You can also share your bank portal link directly from your DrawBridge dashboard.
